We charge a flat fee for property management, $80.00 we do not have any start up, hidden or junk fees... our leasing fee is $500.00 which includes advertising, sign placement, tenant qualification, Phx. Assoc. of Realtors approved move-in paperwork and a 6 month tenant guarantee. MLS is available as well if needed.
As part of our services, Ashford processes monthly rents and disburses to you typically by the 7th of the month and we do offer direct deposit. We coordinate any maintenance requests including coordinating with home warranty if you have one in place. Ashford also processes your sales tax forms to the various Cities. As the need arises, we will coordinate writing a lease renewal including running rental comps to see if you want to increase rents. We perform 2 interior inspections per the first year and go in for interior inspection at time of renewal every year thereafter. Increased interior inspections are available if needed. We drive by the exterior of your investment for cursory inspection approx. every 7 weeks. We have an excellent leasing staff that can market and find a new tenant.
Our management model is portfolio based, meaning you would have one primary contact between yourself and your tenants. This allows us to provide excellent communication between us and our owners and tenants.
We have an online portal for our owners and tenants to access documents, reports, statements, lease copies and inspection photos as well as allowing tenants to submit maintenance requests online and pay their rent electronically.
