1. Premarketing: If it’s vacant and appropriate we order a sign up and put it on our inventory
immediately, so agents can show it right away. We often have offers to present as soon as we’re given a list price.
2. Property website: Houses get their own custom website (123ElmSt.com), and a scannable sign rider. Buyers love them.
3. Multiple listing services: We are members of 8 different MLS’s. Our listings are exposed through every MLS from the Valley to Orange County. I make sure the photos and remarks are the best possible. We submit our own interior and exterior photos and I write all the remarks. 1/3 of our listings are sold by out-of-area agents.
4. Internet: Nordine.com (updated constantly), foreclosure.com, realtor.com, LoopNet, homescape.com, househappy.org, houseandhome.com, homeroute.com, referralsonthenet.com, homeseekers.com, homes.com, realestatebook.com, mls.realtylife.com, themls.com, rapmls.com, imrmls.com, tempo.socalmls.com, Craigslist, Google, Yahoo, Trulia, backpage.com, postlets.com, Zillow. We’re finding new ones all the time.
5. Instant response: We answer all calls live from 7:30am until 6pm. Agents’ and buyers’ questions get answered. No voicemail.
6. 28 year agent/investor network: Over the years we’ve built great relationships with hundreds of agents and investors. We are known for having the best REO inventory in L.A. and many agents use our list like a MLS.
7. Constant monitoring: Vacant homes are watched carefully. We befriend the neighbors and our field rep is on the road all day inspecting our listings. Problems are taken care of immediately and if there’s a break-in, we often have the cops there in time to catch them.
8. Open houses: Are not effective, but we can do them every weekend at our clients request.
