There are several types of sliding doors.
1. Doors that have rollers on the top. The rollers hang in a track on the top and there is a guide on the bottom. The guide on the bottom can either be a simple small guide that goes in the center and holds the doors in place or it can be a track on the floor that runs the whole width of the opening and the bottom of the door runs in it.
Closet and shower doors are usually this type and the most common problem is that the screws that hold the rollers on the top of the door come loose and the door hangs down and rubs on the floor or the guide and does not open smoothly. To fix this, it is a simple matter of lifting the door and tightening the screws and maybe adding a screw so they don’t get loose again. It is also important to adjust the rollers in such a way so that when the door meets the wall or jamb that there is an even gap along the door at that point. If there is not an even gap when opening up the door, it will cause the rollers to jump the track.
2. Doors that have rollers on the top and bottom. The rollers on the top and bottom run on tracks and are adjustable so as to be able to make the rollers run true to the track and not jump the tracks. With this type of roller system it is important that the opening is square and plumb as the rollers will be tight at both ends in that case and if the opening is not square and plumb the rollers will be loose at one end and have the possibility of jumping the track.
This is the most uncommon type, but given a square and plumb opening it is the most problem free. It is important to keep the bottom track clean and to keep all rollers oiled.
3. Doors that have rollers on the bottom. The rollers on the bottom are what the door rests on and run on; the top of the doors run in track. Exterior sliding glass doors are the most common that have these types as the door is heavy and it is unlikely that the door will jump the track as the weight alone holds the door down. These types of rollers are also the ones that seem to go bad the most as they are subject to getting wet and rusting. They are also subject to getting dirty and therefore the ball bearings get rough and tear up the bushing that they run in. It is important with this type of doors that the track is kept clean by vacuuming it when doing the floor and to oil them a couple times a year or more often if the doors are not used much. The wheels are also adjustable with a Phillips screwdriver in the edge of the door at the hole near the bottom. The screw is usually 2 to 3 inches in the hole and is almost always a Phillips screw.
All types of doors can have the rollers changed if needed and if the rollers are still made. If the track itself has gone bad and that needs to be replaced it is sometimes necessary to put in a whole new door, track and rollers.
