Why Does a Remodel Cost So Much?

When I hand a bid to someone, I am sometimes asked, “Why does it cost so much?”
This is a hard question to answer in one sentence because I have just sat for some hours with pencil and paper diligently, mentally walking through the job every step of the way. Using my 30 years of experience in the industry, I figured out the quality and quantity of materials needed, how many people of what skill level were needed, and when and how I should use subcontractors to carry it off.
But, for those who haven’t spent that much time in the field of repairs and remodels, I will attempt to answer the question.
If you want a one sentence, on the spot answer, I would say, “Well I figured out how many people for how long, plus materials and that is what it totaled.”
To get into a bit more detail . . . jobs need supervision to coordinate what is done when and to predict enough in advance to make sure the subs are going to be available to show up when they are needed. We have to order, buy and get the materials to the job site in a timely manner.
The workers have to be lined up and shown what to do. There are always unpredicted things that happen on a job and I have to allow for them because any extra expenses that are not “extras” come out of our profit. If you have ever paid overtime on a job that went an extra week, you would have a good idea where I’m at on this. Four guys in the field with their hourly wage and workers comp and employer taxes adds up fast.
It “cost so much” because I want to stay in business and be here to service my public in the future.
