Radon is a naturally occurring cancer causing, radioactive gas you can't see, smell or taste. According to the EPA (Environmental Protection Agency) Radon is the second leading cause of lung cancer in the United States and estimated to cause 21,000 deaths each year. Radon occurs from the natural (radioactive) breakdown of uranium in soil, rock and water and gets into the air you breathe. Radon is found all over the United States and it can get into any type of building - homes, offices, and schools and build up to high levels which could lead to health problems. Why you should test for Radon. Radon testing is the only way to know if you and your family are at risk from radon. The EPA and the Surgeon General recommend testing all homes below the third floor for radon. Colorado is well known for having higher than normal Radon levels due to the rich uranium deposits located in the Rocky Mountains. High Radon levels can be reduced. For home buyers during a real estate transaction, the EPA recommends that action be taken to reduce the home's indoor Radon levels if the Radon test result is 4 pCi/L or higher. For home sellers, it is preferable to correct a Radon problem before placing your home on the market because then you will have more time to address the Radon problem. If elevated levels are found during a real estate transaction, the buyer and seller should discuss the timing and costs of the Radon reduction, as with any other aspect of the home purchase and sale. The testing period inside in the home is 48 hours. We understand that time is of the essence during a Real Estate transaction; therefore we always try and schedule the Radon test in such a way where we can place the test inside the home prior to the initial home inspection. The results from the Radon test will be emailed to you in PDF format within 5 days (in most cases sooner) after the Radon test is complete. The results will include a detailed view of the Radon levels in the home and will offer recommendations on whether or not mitigation is necessary.
