G.L. Thompson Association Management Services No matter the size of your Homeowner or Condo association that you call home, we tailor our services to support your community. Our mission is to manage the day-to-day operations of your community in a professional and efficient manner to maintain your community and have the association function at the highest possible level, while working within the constraints' of the Association's budget. Below are some of the responsibilities of our services if your just looking for the Management ONLY. If your looking both Management and Bookkeeping, please contact us. Oversight Responsibilities: The manager will be duly licensed by the State of Florida as a Community Association Manager (CAM) and will maintain such license in a current status during tenure as Manager. More specifically, the manager will provide the following services to the Association by the manager or by outside contractors retained and paid for by the Association. The manager will monitor, supervise, control and direct all on-site work and activities in such a manner as to maintain and protect the Association's property and provide for the general safety and well-being of all residents. Effectively manage the Association's employee, maintain proper staffing requirements. Set goals, measures performance, coach and discipline Association's staff as required. Develop a team attitude. Accounting Oversight: Review monthly Financial Statement. Verify, monitor and approve accounts payable. Monitor the collection of the Maintenance Dues and take appropriate action to ensure the timely collection. Develop and prepare a draft of the Annual Budget for Board and or Membership approval. Work with the Association's Accountant to oversee and monitor all bookkeeping operations. Oversight of the Tax and Association Reporting: Oversight of the preparation of IRS Form 1099 for vendor payments. Oversight of the preparation and filing of Federal tax returns. Oversight of the preparation and filing of State tax returns. Oversight of the preparation and filing of Annual Report required by the Florida Department of State. Coordination and oversight of Financial Audits or Reviews by independent CPA if required by statue or requested by the Board. Ongoing and Normal Project Coordination: The Manager will work closely with all owners, the board, rental agencies, contractors, maintenance and repair services and legal and accounting services to establish the very highest level of cooperation and performance, and consequently, to ensure successful management for all the Association's properties and assets. Meetings: The Manager shall attend all annual meetings of the Association, all meetings of the Board and such additional meetings as are requested by the Association or directed by the Board. The Manager shall cooperate with the Association in the preparation of the Association's annual meeting.
