One of the most important steps of the home selling process is taking quality pictures that will showcase the spaces of your home. Proper listing pictures will compel buyers to see the house in person, and without them, the seller risks leaving money on the table. The simple fact is, the more buyers see your home, the more likely it will sell for top-dollar.
The problem with taking the perfect listing photo is finding the right balance between attractiveness and reality. There are many photo editing tools out there and although a few filters may make your house seem more attractive, it can definitely be overdone. Too much saturation or exposure can distort a picture beyond it’s true appearance. Although an extremely edited photo can be attractive, it may also mislead the buyer about the home’s true appearance, setting them up for disappointment.
In the real estate market, there is always a limited amount of buyers purchasing a particular kind of property in a certain neighborhood. Buyers who feel that the seller misrepresented the home will be put off and will ultimately pass the opportunity to put in an offer. Put yourself in the buyer’s shoes and imagine seeing a beautiful sky blue home and come to find that the house is actually a very dark grey color. Even more common, sellers completely omit large fixtures or unsightly upgrades to make their house more attractive—this is the worst mistake to make. Buyers who feel compelled to see your home based on the pictures online want to see the space in the same condition. At the end of the day, it is the property that sells the house, not the pictures. The pictures are merely a way to facilitate a feeling of the space before actually visiting the home.
