Advertising: We market vacancy by whatever means that have proven effective for the specific location, including: (MLS)-Multiple Listing Service and over 40 website dedicated to rentals, our NCRENTAHOME.COM, our eye catching yard sign (if allowed).
Screening: Foursquare Real Estate takes pride of our tenant screening process. Our years of experience and knowledge has allowed us to perfect tenant selection and minimize the rate of tenants’ default. Our online application process has increased the number of applications we receive as well as sped up the processing time. Applications are screened for credit, rental and/or ownership history, income verification, criminal background and eviction history.
Lease Signing: Once accepted, the prospective tenant signs the NC Lease Agreement which has extensive safeguards for the property owner and complies with all local and state laws. Tenants must provide a security deposit and first month rent in certified funds before a lease is signed and the keys are turned over.
Property Management Services:
Rent Collection: We are very aggressive about rent collections. Rents are due on the 1st and considered late on the 6th. We offer our tenants 5 convenient ways to pay their rent to insure payments are made on time. In the event the rent is not paid, we know all the steps to take including pursuing legal action.
Property Inspections: Your property gets a ‘special treatment’ from our property managers. Move-in, move-out, and regular inspections are computerized and documented with photos to ensure tenant is taking good care of the property and abiding by the terms of the lease agreement.
Maintenance: No management company would be complete without the ability to handle every conceivable maintenance issue. Foursquare Real Estate is unique that we use a combination of our own handy-persons and variety of independent contractors that give you and your property both quality work at reasonable prices and quick turnaround.
Accounting: Foursquare computerized accounting system is capable of providing all reporting you need for tracking income and expenses as well as tax compliance.
Reporting: Our detailed Monthly Management Reports are emailed on the 15th of the month. This report includes a description of the current leasing activities, rent roll, and most importantly, your income statement. Proceeds are automatically deposited in your bank account.
